Bulls Say, Bears Say
Bulls Say
Strong Revenue GrowthTTM revenue growth of ~267% signals durable demand expansion and improved market penetration in northern Peru. Such large top-line gains boost scale, support better plant utilization and fixed-cost absorption, and create room for reinvestment and resilience over coming quarters.
High Operating MarginsOperating margins (~28% EBITDA, ~21% EBIT) reflect structural cost control and pricing power in cement production. Sustainable operating profitability supports cash generation and funds capex and maintenance, insulating core operations from moderate cyclical swings.
Improving Q1 Balance Sheet TrendsQ1 moves (rising equity, falling liabilities and stronger sales) indicate initial deleveraging and better liquidity management. That structural improvement increases financial flexibility to fund operations, capex, or strategic responses during the Holcim takeover and over the next several quarters.
Bears Say
Elevated LeverageDebt at ~1.2x equity is sizeable for a cyclical construction-materials firm and reduces buffer against demand downturns or higher interest rates. Elevated leverage limits strategic flexibility, increases refinancing risk and interest exposure, and can constrain investment if the cycle weakens.
Falling Net MarginA drop in net margin from ~10% to ~7% shows weaker earnings conversion despite strong operating margins, implying higher below-the-line costs (interest, taxes or other expenses). Persistently lower net margins reduce retained earnings and cash available for strategic uses over time.
Inconsistent Cash ConversionPositive but uneven cash generation—FCF covers ~71% of net income with recent negative FCF growth and past negative years—signals cash conversion risk. Inconsistent OCF versus earnings constrains reliable funding for dividends, capex or deleveraging during stress periods.

Company Description
Cementos Pacasmayo S.a.a.
Cementos Pacasmayo S.A.A. (CPAC) is a prominent Peruvian enterprise engaged in the manufacturing, distribution, and sale of cement and related building materials throughout Peru. Its operations are structured into three primary business units: Cement, Concrete and Precast Products; Quicklime; and the provision of Construction Supplies. The company's core product is cement, which is crucial for a broad spectrum of applications, ranging from residential and commercial construction endeavors to significant civil engineering projects. Beyond cement, CPAC produces ready-mix concrete, directly delivered and utilized at construction sites, alongside a diverse array of concrete precast elements. The company also offers other cement-based goods. Furthermore, Cementos Pacasmayo produces and supplies quicklime, an essential raw material for various industrial sectors, including steel manufacturing, food processing, fishing, chemical production, mining, and agriculture. To augment its proprietary offerings, the company also distributes construction materials manufactured by external parties, such as steel rebars, cables, and pipes. As of March 31, 2022, its robust distribution system included 240 independent retail outlets and 379 hardware stores. Cementos Pacasmayo also directly supplies its products to other retailers, private construction enterprises, and governmental bodies.
