We expect minimal redevelopment capex for FY24F as CERT is still in the planning phase for its four refurbishment/development projects (Haagse Ruyterkade and and expect estimated capex of €200m to be incurred over FY25F-27F. Same-store NPI growth offset by divestments & higher interest cost 1Q24 indicative DPU of 3.505 € cts (-10.2% yoy, due to higher financing cost) missed at 23.1% of our/consensus FY24F forecast due to higher-than-expected interest expense. 1Q24 NPI of €32.7m was 2.7% lower yoy due to divestment of Affari, excluding which, on a same-store basis, 1Q24 NPI was 5.0% yoy higher.
