We think downside risks have been priced into LREIT’s FY25F DPU yield of 6.6% and it has multiple avenues to improve its balance sheet. Jem office sale could result in FY25F/FY26F DPU -2.8%/+8.8% … During its FY6/24 analyst briefing, REIT’s (LREIT) management shared that it has received enquiries for the Jem office at Jurong East and provided viewings to 10 prospective buyers. We estimate the valuation of the Jem office at S$440m-470m. Should it be divested by Apr 25F, divestment proceeds could be used to pay down the S$360m loan maturing in Apr 25, which would otherwise be refinanced at higher rates (we estimate new borrowing cost of c.4.5% if benchmark rates stay at Aug 24 levels, or c.3.5% if rates fall by 100bp, vs. the estimated current borrowing cost of 1.85%).
