We reiterate our Hold rating on ARR shares. 2Q23 core earnings of $0.23 per share came in ahead of our $0.17 estimate and $0.01 below the $0.24 consensus estimate. Book value per share was down 110bps to $5.38 from $5.44 in 1Q23 and has declined an additional 242bps to $5.25 since June 30. Book value remains under pressure due to historically wide mortgage spreads. During 2Q23, the company raised $77.5mm of equity capital through the issuance of ~15.2mm shares via the ATM program and repurchased 425k shares at a net cost of $4.88. Subsequent to quarter end, the company has raised an additional $109.3mm by issuing ~21.5mm shares. ARR is opportunistically raising capital to take advantage of wide spreads in higher coupons and Fannie DUS agency CMBS.
