Compass Point lowered the firm’s price target on Phillips Edison to $36 from $39 and keeps a Neutral rating on the shares. Phillips is near peak occupancy and, with no new supply, can only continue to push rent on expiring leases, says the firm, which is “somewhat concerned” that over 40% of the company’s leasing volume over the past four quarters was option activity with significantly lower rents and rent spreads.
