JPMorgan downgraded Camden Property (CPT) to Underweight from Neutral with a price target of $128, down from $129. The company’s funds from operations growth in 2025 is set to be below its peer group, with any inflection in pricing and rent growth will likely not be seen until 2026 or 2027, the analyst tells investors in a research note. The firm says that when combined with an acquisition market that has made it difficult for Camden to find accretive deals, it worries there may not be much of a catalyst in the near-term.
